Talk with the building department and conservation commission. <br/><br/>As to future plans by the current owner, again, town/city hall will have any plans that have been filed. If nothing is on file, you can ask the owner, but owners can change their mind. I would expect that if the lot is buildable, that someday that will happen; and not to be pessimistic, but my experience (15 years on a planning board) is that the land owner will put up the worst possible senario! <br/><br/>Good luck.
