The non-disclosure issue has been covered well here. Note that not all sales are recorded on the MLS - there are many deals that occur without agents involved and where no details are recorded. This even occurs with agents involved on the buy side, with FSBOs for example. County tax records will often show the original mortgage amount, but it can be misleading. For example, an investor could purchase a property with hard money and a repair draw built into the loan. If recorded, it would show up as as the combined number in public records

If you want access to comps, find a good realtor and ask for help.

Texas is a Non Disclosure State which prohibits posting sales prices to the public. They are however listed in the local MLS system and a member does have access to some information about the home. The tax records are not the best source for pulling up comparative homes.

Once a home is purchased, the sales price is recorded in the local MLS. You can check with a local Realtor in your area for recent sales.

You can also look at your county tax appraisal's website and search by address.

It probably has to do with non-disclosure laws, they vary state by state.
