A repaired foundation is not a defect, and therefore, should not be a problem in selling the home. As long as the repairs are done properly, the foundation can be considered sound and in good condition.

The fact that the foundation required repairs in the first place, might scare a buyer who is not familiar with construction, but foundations are actually worked on and repaired all the time. The repairs are sometimes better than the original foundation.

No it will not hurt you as the last agent said, I have done this type work in my past. And as long as the company honors it and it transfers to the new owner of the home. this one less worry for you.
This will be one less cost to your pocket book as homeowner, and that way you consentrate on other things.
But just remember one thing as time goes by all house's will settle and you might notice small cracks or doors rubbing as opening or closing them.
.And you have to remember the golden rule this is Texas, and the best thing any home owner can do in summertime and since we have more summer than winter at time put soaker house around the house so keep the ground lightly damp around the foundation of the home.
You can get auto-water timer for water spicket so it turns on itself and you not worry about remembering if you did it or not.
Because everybody who owns home have same problems as the ground dries out then you notice door not open/closing, and when it rain then the problems nomally goes away.

As long as the foundation repair was done by a reputable company and includes a transferable warranty, then there shouldn't be reduced value on that property. Let me know if you have any other questions or concerns.

Part of living and buying in Houston is that some properties will have foundation repair. If the repair work has been completed, or is in the process of being completed, check out the reputation of the foundation company. Most reputable companies offer warranties and can provide you a list of satisfied customers.With the work complete, I believe it adds value to the property. Most buyers do not want to have to do the work themselves and would rather find a home already fixed.

Hope why would you walk away from a house that was repaired already? Do you specifically want one thats needing foundation work? You should know that many sellers know every trick in the book to cover up foundation issues without actually having a solid company do the work. The sellers disclosure is of very little use except the part about insurance claims and then you should still have your insurance company check on the history with the house. Lee is correct, in most parts of Texas, there are houses that have had the foundations repaired and there are houses that will have the foundation repaired. When purchasing an older property I'd much rather have the warranty and work done.

I tend to disagree. As a buyer, I was going to purchase a house that was perfect for us but walked because it had foundation problems. it used to state in the "defects: Foundation repaired". I think they might have found others walked away from this house also because of the disclosure. They now have changed their disclosure to state "Defects: Known Defects Repaired "

I agree with Michael. There two types of homes in Houston, those that have foundation issues, and those that WILL have foundation issues. It's just a part of living here. As long as the problem is repaired by a reputable company with a transferable warrenty - you should be fine. There are whole parts of the city where just about every home has had foundation problems at one time or another.

No, in fact it will improve the value over the other houses in the neighborhood which haven't fixed any foundation issues yet. This is based on my experience and rarely does one house on a street develop foundation problems. Assuming the soil types are very similar(they will be unless builder dug out and brought in new stuff), and similar slabs were poured. The two other major issues would be slab leaks(yuck) and tree roots under the house. Make sure the warranty is transferable to you(all aren't) and get the paperwork. Actually I have seen houses go for more that have transferable warranty work done.
