Or do they consider the state of the home the 'as is' part? <br/><br/>If you want the home to be empty, and it's a condition of the sale, you can't close because once you close there is no 'carrot and stick' to compel them to do the work. Trust me, we learned that one the hard way.<br/><br/>The only other approach would be to have the sellers escrow the funds necessary to clean the property up, then you would pay to do the work after closing and the escrow would pay the contractor. But you would have to know what it's going to cost to clean it up before you get to closing.<br/><br/>Have your agent 'remind' their agent the house needs to be empty as condition of closing and see it that works.
