Also in many areas rental construction also overheated and now there is excess capacity in many markets. I have seen quite a few fixer uppers sell, get fixed and sit empty with for rent signs on them in the last 6 months or so. Seems lke every apartment building in Brevard County Florida has a or rent sign up.
