Bad generalization.

What's mainly being cast in a negative light is buying now, and what is being cast in absolute negative light is buying at the peak, 2005 - 2006 depending, and if Seattle 2007! :)

I'm here the same reason you are here. You are trying to inform people of the reality of the housing market and not to make a bad decision. I'm doing the same thing I am informing them that the whole market isn't as bad as it seems and there are good deals to be found and that real estate is still a good long term investment. I agree. I think even the most die hard cheerleaders are starting to realize what you posted above, hence the backlash. WHy bother coming to fight on Zillow if you are confident you got a good deal and it cant go wrong?

Generalization can be a useful tool.

That's one of your generalizations that I agree with. But to get a little more specific with it:

There are more bad deals during peak bubble years and more good deals during the bottom of real estate cycles. Now during the early stages of the bust of the most monstrous housing price bubble the world has ever seen you should be safe and stay out of the market for a few years. You won't miss a thing. Coming your way as you wait and save money renting: higher inventory, more choice, and far lower prices.

Again, you are generalizing the whole market. Do you not agree that there are some good deals to be found even today? Yes, some houses are overpriced and some are not. It's the buyer's job to distinguish between the two. But to say the whole market will be crashing it's not a good time for anyone to buy now and that they are in denial and misery may be an overstatement.

Anyway, if you are truly looking to buy and your area is overpriced and you are simply waiting, I apologize for thinking lesser of you. But let's not generalize the whole market in all areas as a bad investment. There are good deals and bad deals in an up and in a down market.

Not at all, but many who have bought recently and seem desperate to prove otherwise are prime suspects.

Just because you can't afford a home why do you waste your time trying to justify your personal situation by attacking others. Hey, it's okay if you can't afford a home. No need for bashing. Why torture yourself coming to this board when you know you will never be able to afford a home.

It's quite clear that all you are trying to do is drag people down with you and discourage them from buying a home so they can join you in your misery and miss out of buying a nice house at a good price. Do yourself a favor and figure out why it is that you can't buy a home and change something in your life. Don't be such a pessimistic, fearing creature. Life is wonderful You should live it once in a while.

Geez, so many doomers out there. At least it makes interesting discussion.

Some people have been saying I'm generalizing the board members as classifying bitter renters. If you read my posts you would have seen that I was strictly talking to those who never plan to buy but just come out here to discourage others from buying because they can't. I am not talking about those who choose to wait and buy later and are genuinely looking to buy in the future. Bitter renter is one who has no choice but to rent because their financial situation in the past, currently and probably in the future would not allow it.

So please before accusing me of something I haven't said, have the courtesy to read my posts carefully.

Some on this board take great pleasure in watching families lose their homes and watch it as it were some kind of spectator sport. This is pretty sickening. I don't what kind of people you are outside of this board but it is really disturbing if this is what America has become. There really is no love or pride anymore in this country. We look at others pain and misery as reassurance that our life is okay. Why are you so much haters of homeowners? I don't get it. You just love to watch families losing their homes and dreams, calling them greedy? Only so you could fulfill your selfish desires to own the very home? Because you missed the boat and now your hoping for a second chance to get on board? Real estate moves in cycles, up and down. There's no need to cheer and fantasize about a housing market which negatively affects so many people and the economy and the country so much.

That's all I have to say on this matter.

check the nikkei during the japanese bubble and collapse. you will have numerous buying opportunities so no need to rush. if you are considering buying anything at this point go after REOs and make lowball offers on REOs. there are no owners to get upset and the banks will atleast realize what the market is so you are kind of helping the bubble to deflate.
