They should also perform an income approach and a comparable approach (as if it were a duplex). In some instances depending on the neighborhood trend, a single family home can be more valuable than a duplex and vise versa. Another way to look at the potential here is to find out if you can divide the lot and have 2 separate properties, generally speaking 2 separate properties can potentially sell for more than a duplex.
