In my search criteria for Manteca, which is 4 bedroom and 250K-300K, there are 58 homes on my metrolist.

58 for sale

29 sale pending

14 short sales

Buying a house is not for everyone. Nor shoud everyone be encouraged to buy a house. However, for reasons that are none of any one else's business, many folks feel compelled to own there home rather than rent.

Agree completely...as long as as everyone involved doesn't come asking for taxpayers to bail them out if things go wrong (already happened). Until I'm assured that this will happen (fat chance), I will continue to advocate that buyers excercise great restraint and caution before entering into what could be a disastrous transaction.

space - I agree with you entirely. You have or don't have any value in what you bought until you sell it. People buy things everyday because of wants or needs. Maslow's Hierachy of Needs goes a long way to explain some rational.

Spleng - of course you take only part of the paragraph in an attempt to look like you understand. If you honestly believe you know exactly where our economy is going to be in 10 years then you are more delusional than the biggest cheerleader here. Or you traveled back from the future. As I said, it may turn out your right. Or it may turn out your wrong. But until 2018 gets here anything you have to say about it is pure speculation based on your opinion of your assessment of current market conditions. Nothing more and nothing less.

Equity is nothing more than additional borrowing from a bank or lender that may or may not decide to provide any funds to a homeowner sometime in the future. There is no gaurantee any transaction will take place.

Who is to say any bank or lender will give you anything? Do you have today any written and signed agreement with solid number that states you will get such and such cash ...

No! ... you have no agreement or anything to call "Wealth" ... just some hope!

What happens to the perfect formula if instead of building equity you sink deeper and deeper underwater as your house continues to lose value for a decade?

OR IF YOU LOSE YOUR JOB or get Transferred and have to sell before you gain that equity back?
