We recently received notice from our lender that our escrow is over $8,000 short. The previous owner was older and received a senior tax exemption and freeze, which my realestate agent brought up numerous times. She confirmed that there was a $1300 credit for past taxes that was never put into escrow as my starting balance only showed my first payment. The bigger problem is the senior tax exemptions/freeze was not calculated into my escrow payments and now I am deep in the hole. What was going into escrow would have just barely covered the taxes for those senior credits (but I am nowhere near being a senior citizen). Now my family is risking foreclosure and our taxes went up as well. I am looking into contacting the Township assessor and County Tax department to determine what the original taxes where and what was paid prior to closing. I am just looking for advice from there what could be done, because those senior tax issues were addressed during closing and I am afraid the lawyer I had (who worked in the firm I was dealing with, but not the lawyer I personally dealt with leading up to this point) did not pay close enough attention to me their client. A $10,000 mistake.<br/>I talked with the lender and they admitted they messed up and underestimated the property taxes. I am quite convinced they do this on purpose in order to try and look more cost effective in the beginning...and once you are in ....they send you a letter months (in my case a year) later saying that it was underestimated. (Despite the fact I had been in the home for 6 years prior and provided them years worth of property tax and insurance information. They researched and provided the tax amount that was used to set up your escrow account initially. Wells Fargo (hmmm!) just sent us a $500 increase in our Mortgage payment because of our underpayment of our tax bill. This loan was taken over from M &amp; T Bank.
