LOL. Tomato, Tomato. Aseller; as someone who also grew up speaking english (vs. american english) I totally sympathize with you here but must admit "dangerously useless" is a first (and I have heard it ALL.)

Getting back on topic; the Zestimate is simply an estimate; a starting point for your research. No more, no less.

Now, on to the more important topic of selling your home ... I strongly recommend re-listing your home on Zillow. Here's why ...

1) Getting the obvious out of the way ... marketing your home less is obviously not going to increase interest in it. More than 5M people will use this site this month. Zillow is one of your best possible online marketing opportunities - and it's free.

2) When your listing is posted on Zillow your list price replaces the Zestimate value (on the maps and at the top of your home's detail page.) When your home's posted for sale the Zestimate oin the home's detail page is accompanied by a value range; thus clearly indicating to buyers that the Zestimate is an estimate. By removing your listing on Zillow you're effectively drawing more attention to the Zestimate value.

3) Lastly, posting your listing on Zillow will take the sting out of potentially low-ball offers. The market sucks right now and low-ball offers are common. Low-ballers will cling to whatever they can to try make their case - a foreclosure sale, low tax assessed value, and yes, even a low Zestimate value. The way to take the element of surprise out of a low-baller's negotiations on Zillow is clearly to demoinstrate that you know what the Zestimate is by posting your home for sale on the site.
