If the letter will state the late payments were reported in error, then pay $90 to have your credit report corrected and rescored. The loan you are looking for will probably require a 700-720 Fico. If there are other negatives other than the mortgage lates, then that will also factor into getting your credit in a position to qualify for a Heloc.

What does consistent mean? you can be consistently late which i snot good. If the late payments are in error the lender should be able to write a letter that states that and with that letter you should be able to have your credit rescored by the lender you work with and they will be able to use that score for pricing.

Seth - Canned responses are not helpful to the consumer. If you are looking to help stop cut and pasting your responses and actually read the questions and offer advice!
