Your Realtor needs to be prepared to answer the bank back and let them know you had to leave the country for an emergancy and to give you just a few for days for you to get back. The banks dont really do the haggling between each other its your agent who is going back and forth typically trying to convince the 2nd that if that dont take whats offered its going to go to foreclosure and they will get ZERO, so maybe squeeze out another 1-2K from 1st but that about it. I wouldn't worry about it as long as your agent is on top of it. They are going to fight for more money which the first is going to have to give up. You can't push these people around. They don't care about you; their bottom line is about money. Hopefully the listing agent is savvy enough to persuade the second to see the light. If it goes to foreclosure, the second usually gets nothing. There is no time frame; every situation is different. Your best answer on that will come from the listing agent who should be in touch with both banks at least twice a week at this point. It depends who the bank/lender is? It's going to take as long as you want it to take, don't let them run you around & give you bs stories. Be firm but still polite, you'll get it done.
