Hopefully you and loan officer have done research to reasonably expect value to be $170K and the loan program(s) available have been determined. A pre-approval automated Underwriting can also be done so qualifying would not be an issue. With all of that said, an option that might be available would be to give lender a check or credit card authorization, with the agreement that appraisal fee would be collected at closing BUT your check or credit card would be charged if it does not close. Dealing almost exclusively with past customers, I find this works for me. I would have to review your entire file. But it is possible depending on the lender. It would be well worth it to find a way to get the funds to pay for the appraisal upfront if it's your only option.
