It is completely unnecessary to sell a home. It is a myth that has been fostered by some real estate agents who use an open house as an opportunity to prospect for clients. How many top producers actually sit in a home waiting for business to come their way? Not many! Real buyers ALWAYS call to schedule an appointment on a home they want to see. What many agents do in their exuberance of trying to sell open houses as a great marketing activity is fail to inform sellers both the pro's and con's of an open house. There are serious drawbacks to an open house that could cost the seller big money! We sell more ... http://www.zillow.com/advice-thread/Should-we-have-an-open-house-What-are-the-pros-and-cons/368878/ ABSOLUTELY! We sell more homes in Clintonville and Columbus OH by Open Houses than internet or advertising! It is a great way to get as many buyers, lookers and neighbors through with the least inconvenience to you, the sellers, as possible.

Many people complain about neighbors coming through. We encourage neighbors - they know the neighborhood, most know the history, most end up discussing the home with others they know. Plus most buyers will eventually seek out a neighbor and ask questions. Best to have them on your side and knowledgible about your home! However, these people may not be qualified or are just "nosy" people. When you have an actual showing it is much better than just having an open house. You are more likely to sell your home from a scheduled showing then through an open house. On the other hand, there is still a chance that someone may come through the open house and buy it. Your Realtor should have a lender or other person that is willing to sponsor it and provide the goodies! It's well worth the time! In today's market most buyers are using the internet to house hunt before contacting an agent. The younger the buyer, the more wary they are of contacting agents unless they have a personal recommendation. The way these buyers get in to see the houses is through the open houses they have found on the internet. So don't close your doors to those internet buyers!
Wed, 10 Nov 2010 16:08:00 GMT http://www.zillow.com/advice-thread/Should-we-have-an-open-house-What-are-the-pros-and-cons/368878/ 2010-11-10T16:08:00Z Open Houses still work if ... http://www.zillow.com/advice-thread/Should-we-have-an-open-house-What-are-the-pros-and-cons/368878/ Open Houses still work if you put the extra effort into them. We have been going around the neighborhood the days following the open house and talk to the neighbors and leaving flyers detailing the house and the open house information. Also there are phone calling systems that you can subscribe to that will allow you to call up to about 100 people or so an hour, leaving messages and speaking to people about the open house. Many agents use open houses to "fish for buyers" that they can sell something else to. In order to get the most buyers in your home and get it sold asap I would recommend pricing it 5% below market. In the long run you will net more than trying open houses and classified advertising for a home that is priced even $1 above market. Best of luck with your sale.
