In real estate is more about how the buyer feels in the home and if they can see themselves living in the home. I have noticed that even the slightest change or wall color will turn off a buyer, some cannot picture the smallest change. Do you have a realistic timeframe for selling in this market?<br/>-How do your pictures look online? <br/>-What ELSE is your Realtor doing besides putting it on the MLS, Zillow, Craigslist, etc.? I think it's a legitimate question and it doesn't all have to be expensive newspaper or print ads. Are they good at networking? Are they talking with other agents? Do they actively work with buyers? Dropping flyers off at businesses in the area? Holding open houses? (I just sold a home at an open house on a MONDAY night...so don't tell me Open Houses don't work anymore). <br/>-What are you (as the seller) doing to contribute? Have you talked to a stager? Painted recently? Hired a cleaning or organizing service? <br/>-Why <em>wouldn't</em> you buy your home and why <em>would</em> you buy your home. Are you priced to sell? What is your motivation? Realtors arent just sales people. Our job encompasses so much more than sales. Alot of the work an agent does is behind the scenes. I suggest finding an agent that communicates with you all the time and price your home to sell. The report should show how many days the listing(s) were on the market for. The most important is the price, then good pics. I always tell my potential clients(sellers) the real deal up front. They may have a beautiful home, however the market may say it's worth X instead of Y. The short of it, check their productivity record. I believe you needed to ask what is the best way to sell homes in my area? <br/><br/>You need to understand as any good realtor does different strokes for different folks. Which means your location and area you live in determines what marketing strategies will work best to sell a home. This standard is based on the buying trends in your area of how people come to buy homes. Your area may not be in to technology then old school marketing is necessary. If most of your agent are using technology marketing to sell your home and the demographics of your area shows residence or buyer are not into technology then your grounds of concern are right.<br/><br/>But I hate to say you need to make sure you looked at all aspect of the home curb appeal, staging, lighting, condition, pricing, location to see if all are in alignment to make your home desirable to any buyer. Last look at the online ads are they diverse and do they represent your property is the best way possible in the description, good pictures, easy access to contact listing agent etc.?<br/><br/>Before you hire your next realtor tell them your frustration and actively work with them understand their marketing plan for your home that meets the target markets of the best potential buyers.
