I am a realtor that grew up in Canterbury and now reside in Lebanon. I have sold homes in and around your area. More importantly, I study the appraisals of all the homes that I sell so that when I list a home for sale I am not overpricing.
In your case, most 4 bedroom homes in the Lisbon area do not come with 3 full baths and I don't think it will take away from your value if you choose to make a full bath on the first level into a half bath with a laundry room. If, when you go to sell your home, the appraiser finds a home that is similar in square ftg, style, acreage etc that has three full baths he/she may choose to do an adjustment for the extra full bath.

From the standpoint of resale, most buyers would not miss the "full bath" and would expect to see a half bath for visitors on a first floor. Buyers don't yet expect a full bath on the first floor except where a master on the first floor is concerned and you already have that. So, go ahead and make your changes. You have to make these changes based on your best use. Just don't spend an enormous amount on it and expect to get it back if you sell within the next few years. There are very few "improvements" that will come even close to what you would spend to renovate right now.
Good luck and enjoy your new laundry area.
Cathy Wed, 20 Apr 2011 22:52:00 GMT http://www.zillow.com/advice-thread/what-is-the-appraised-value-difference-between-a-1-2-to-a-full-bath/395710/ 2011-04-20T22:52:00Z The house has a full bath ... http://www.zillow.com/advice-thread/what-is-the-appraised-value-difference-between-a-1-2-to-a-full-bath/395710/ The house has a full bath upstairs with 3 bedrooms and a master bedroom suite on the 1st floor with its own separate bath. This bath that we would be changing to a 1/2 bath would be used as the 1st floor general bath for company etc. No bedrooms in immediate vicinity of this room.
