This will give you the best value for your home and should be in line with what is selling in your area. Well honestly if anyone knew there wouldn't be all of the homes sitting on the market. Unfortunately, there isn't any magic trick to sell a home fast. It is very slow right now and while there are many things you can do to make your home as marketable as you can no one can guarantee a 'quick sale'. Have an agent come to your home and give you their professional opinion. It will depend on what may need to get done before you hit the market. However, I will say this, July and August are the months when statistically the most homes close (at least in my area). You will want to get on the market as soon as you can, price just below market value. That doesn't mean you'll lose money it means you are on top of the market and not chasing after it. If you are slightly below your competition it can be a benefit to you. Good luck!
