That is a little excessive I would say. Zillow has several useful functions I just don't think you can make educated decisions based on Zestimates.
Sun, 12 Aug 2012 00:29:00 GMT http://www.zillow.com/advice-thread/Zillow-Announces-Zestimate-Improvements/403036/ 2012-08-12T00:29:00Z I was hoping Zillow would ... http://www.zillow.com/advice-thread/Zillow-Announces-Zestimate-Improvements/403036/
I was hoping Zillow would make some changes to their "improved" formula bby now but it's just not happening, is it? Absolutely an unreliable source, This Zillow is...Perfect example. My house in Florida is "zestimated" at $87,900 .....an identical house (size, model, style, lot) just a few short blocks away was "zestimated" at 109.900 .......IT SOLD FOR $118,000 !!!
This site should be shut down, honestly!
Sat, 11 Aug 2012 11:33:00 GMT http://www.zillow.com/advice-thread/Zillow-Announces-Zestimate-Improvements/403036/ 2012-08-11T11:33:00Z Sunnyview, love the idea ... http://www.zillow.com/advice-thread/Zillow-Announces-Zestimate-Improvements/403036/ Sunnyview, love the idea of the 3 ranges. Takes off the highly charged volitility of current approach. Makes complete sense, since the zestimates can take into account only a limited amount of facts from county records, etc. Tue, 03 Jul 2012 04:05:00 GMT http://www.zillow.com/advice-thread/Zillow-Announces-Zestimate-Improvements/403036/ 2012-07-03T04:05:00Z I wish that the tie in to ... http://www.zillow.com/advice-thread/Zillow-Announces-Zestimate-Improvements/403036/ I wish that the tie in to Mint allowed owners to choose an average Zestimate for 2-3 comps of similar nearby houses instead of just one address. I think that might make that piece less volatile and more accurate for those estimates.

Maybe they could just allow for three ranges of above median, at median and below median for the zip code. It also might be less volatile then just one Zesitmate. I just bought an apartment (offered in Feb this year, closed in June) and the Zestimate is about 5% off the bank's appraisal and about almost 10% off the price of the apartment across the hall which is indentical. That might not sound like much, but we're talking 25k - 75k range.

I use the Zestimate in Mint.com to help track net worth, and there is way too much volatility in the appraisal. If your algorithm is up 15% one month and down 18% another month, it's probably not accurate and you should have a check/balance to account for this.

It's not like people are making life and death decisions on this information, but if you're going to offer the feature, it still needs work. The link you provided looks like you having a conversation with yourself. Not sure if they deleted someone you were talking to or what but the first page and a half is you and you alone.

I for one would not use zestimates and I would not recommend anyone of my clients using it either. My 2 cents.
