I have indeed asked my realtor the same question and he was saying that you can't trust a system that is purely based on numbers -- it the is the feeling that you get in the house, the updates, the neighbors, and in the end the value is as much as what people are willing to pay for it. The zillow estimate was spot on right when I got the house appraised (an official appraisal), but then it went down. I have noticed right when the algorithm changed all houses were in the $1 million range but then quickly declined. I am happy with my new home and thanks everyone for reassuring me that I made the right choice.

Jonathan Tue, 12 Jul 2011 21:39:00 GMT http://www.zillow.com/advice-thread/Why-Have-Zestimates-Dropped-in-Austin-on-Average-of-30000/406333/ 2011-07-12T21:39:00Z There's plenty of information ... http://www.zillow.com/advice-thread/Why-Have-Zestimates-Dropped-in-Austin-on-Average-of-30000/406333/ There's plenty of information online. The Zillow blog goes into extensive detail on how and why the algorithm was changed. It doesn't mean the value of your home dropped. It's worth just as much as it was before. However, the new algorithm presumably is more accurate than the old one. I have asked Zillow to let people know that with a huge disclaimer because it is truly a guestimate of value and not based on actual sales data.
