Zillow Advice: Buying Process - Re-Inspection http://www.zillow.com/advice-thread/Re-Inspection/419255/ Zillow Advice | Zillow Real Estate How long does an appraiser ... http://www.zillow.com/advice-thread/Re-Inspection/419255/ How long does an appraiser usually take to do the re-inspect report?

WHAT type of reinspection are you referring to ? Im assuming its for a condition on the appraisal, ie repair this or that. If the appraiser comes out today, it SHOULD be turned in by the next day.

That said, an appraisal reinspection is usually the least of your problems. Delays usually occur in underwriting, but be aware there is light at the end of the tunnel and you should close before you know it.

"appraisers can't be questioned and they will do it on their own time"
Sometimes this is the case but usually its the blame of someone else. Appraisers CAN be questioned, and you should have asked them when they did it WHEN the report would be returned. Whoever told you that is misinformed. re: 'on their own time' ...it has been busy lately, and depending on the appraiser, it may take longer than usual.

Dual agency usually always creates problems, including delays by the agent as they are never 100% in your corner, especially for the buyer. Since they control all of the cards, they can dictate their own time schedule.

Mon, 17 Oct 2011 04:49:00 GMT http://www.zillow.com/advice-thread/Re-Inspection/419255/ 2011-10-17T04:49:00Z Hi Ashley,Just following ... http://www.zillow.com/advice-thread/Re-Inspection/419255/ Hi Ashley,

Just following up with you, I hope you're re-inspection is done and that the report was delivered. Wish I could jump in and help you out, but I can't. Keep following-up, you're the buyer, don't feel bad or intimidated by asking questions and asking agent and lender to respond to you. It's suppose to be done today.

Thanks for the offer Sally. Unfortunately being a first time home buyer we ended up with a agent that is doing dual. I will know for next time to get my own agent.
I have talked to my agent and explained our situation with our current house and how important it is to get this done. However the response I got was "appraisers can't be questioned and they will do it on their own time" so pushing her to speak to the appraiser to see if there is a chance of pushing this through today in order to close probably isn't going to happen.
Thanks for answering my question. As to how long to get the report, it may depend on a number of variables like appraiser work load and if other repairs that weren't present at first inspection are noted that they might have to report from the re-inspection. I'm sure the appraisers out there can jump in to give us a better answer, but my guess is that they'll do the report in as timely a way as possible.

Best of luck!
