Is that correct? If so I believe you should be able to qualify for conventional or FHA financing now. You would need to provide a year to date pay stub as well as your 2011 and 2012 taxes. You may also need to provide your 2008 and 2009 filings just to show consistency. But this can be done. You have shrouded your required two year work history in a thick fog. Four months after you closed your own failed business, is not the best time to try to borrow large sums of money. Would you be able to get a person, in your situation, a grade-A car loan? <br/><br/>Are you aware of the conforming lending guideline, that requires an employee who earns more than 25% of their income from commission, to have two consecutive years of commission history, that is averaged, for <a href="http://www.zillow.com/mortgage-glossary/Underwriting/">underwriting</a> purposes? You would be having a version of the same problem even if you had made 90K, in 2010. <br/><br/>It's not a glitch.
