The seller has signed a contract with the broker to represent them. You knowing they have an agreement and deciding to go directly to the seller might give the broker the right to sue you. You may even end up alienating the seller.<br/><br/>Getting a written offer to the listing agent asap is the way to go. In my state a deal is not complete until all parties have signed the offer and it has been delivered to them as well.&nbsp;<br/><br/>I once had clients that wanted to put in an offer on a property. We wrote it up and I called the listing agent. She told me that there was an offer and that the sellers had verbally accepted it. When I asked if it was signed she said no. So don't get any closer than 18 inches to the seller's face or you risk jeopardizing the sale. And if you want to maintain more formality, well that will set you back to the four foot line.
