You need to use the code enforcement office and your local police force to get this under control. Having too many adults living in a house is against code in most areas/states. Find out how many people can legally live there and then call in any overages to both Marketplace Homes and to the local code officer.<br/><br/>If you see tenants drunk or impaired in public, call the police. Tell them they are drunk, have an open container, appear to be selling something to cars that pass while impaired or are simply menacing/harassing people driving by. Record all dates of calls and get an incident number whan you call them in. A couple arrests will make a better court case for you.<br/><br/>Finally, send a registered letter with return receipt to Marketplace Homes and to the owner of record (found at your assessor's office). Tell them about the issues, send them photos and demand improvement or tell them you will sue for loss of enjoyment of your property. Include dates and times of any police calls. &nbsp;<br/><br/>Then, the next time there is a police call, disturbance or drunk in public tenant file your small claims case for $500 each incident reported up to the maximum in your state. So instead of reimbursing us this time and telling us from now on we need to call them first or they will not reimburse us; they made us eat the $200. I'm sure they would not have found anyone to do it cheaper.&nbsp; So fine now winter rolls around and the upstairs (the master bedroom) did not get above 50 degrees but they would not supply us with space heaters.&nbsp; After countless phone calls and emails we called a lawyer who with one phone call changed their minds about getting us something to LEGALLY heat our upstairs living space. We put in a maintenance call because our dishwasher wasn't working.&nbsp; It took them over a month to first respond to our emails and calls and then to get someone out to our house to fix the issue. Now spring is here and they want us to weed their extremely steep front yard that is full of ivy and other plants and have no idea what is weeds and what is not because I am clearly not a professional. &nbsp; The owners wanted to get the house reappraised so MPH asked us to weed the yard for the appraisal.&nbsp; I am a tenant not their worker.... how dare they ask me to weed their yard so that it looks good for an appraisal.&nbsp; And now we are moving out because our lease is up and what do they do?.... With draw next months rent which obviously is not supposed to come out because our lease is up which over drew my husbands account. And now they can't get the money back for several days! My husband and I have had a terrible year dealing with this company and they have steered us from EVER RENTING AGAIN!&nbsp; If you are thinking about renting a place that is managed by this company please think twice because you truly will regret it.&nbsp; You will have absolutely NOTHING but problems.&nbsp; They are unorganized, shady, unprofessional, rude, and just a pain in the butt. We paid our rent on time every month and really don't think we asked for anything unreasonable (like working heat in the winter and working appliances). She told me the only paperwork involved is their "Simple Lease Form" and nothing else. My response back:<br/><br/>Thanks for the reply. I negotiate contracts for my company and I've never seen a more simplistic agreement than the Simple Lease Form. It's too simplistic and does not sufficiently mitigate risk to the customer. Its simplicity is only an advantage to MPH and I would never sign it in its present form. I've also read some unpleasant online reviews about MPH. I have decided to move forward with a traditional real estate agent.
