I would also add though, even after approval and moving forward in the buying process, don't make any major changes (which includes purchases like cars). I have seen where a added payment or major shake up like a new job has caused the purchase to fall apart, and the buyer lost their down payment because of this. The best thing you can do is always be upfront with the lender and agent, if a major purchase is NEEDED, there is always a way around it to make sure the purchase is done and the loan still gets issued. Often ... http://www.zillow.com/advice-thread/What-happens-if-you-change-employment-prior-to-pre-qualifying/433966/ This a great question! Often times, potential home buyers are not aware that to get pre-qualified for a home loan nowadays, depending on the kind of home loan you are trying to utilize, then you have to have a minimum number of months on the job before a lender will loan you money.

It is always best to ask your mortgage professional, but for example, if you are trying to get pre-qualified for a VA loan (which is 100% financing with no cash down payment at closing), then currently, a prospective borrower has to show a minimum of 6 months on the job. In addition, it is helpful if you can show previous employment/experience in the same field that you are currently employed.

However, if you are wanting to obtain a conventional mortgage, then because this is currently a minimum of 20% cash down at closing, this employment requirement is far less strict.

So again, check with your mortgage specialist, but I am glad you asked this question as it is a great one to bring to the forefront of potential home buyers minds.

Best regards,
Jennifer Sun, 04 Mar 2012 23:33:00 GMT http://www.zillow.com/advice-thread/What-happens-if-you-change-employment-prior-to-pre-qualifying/433966/ 2012-03-04T23:33:00Z
