It sounds like your home is going to be very desireable, I wouldn't stress about a zestimate that most people won't even see, and is easily refutable if someone brings it up. Again, I would really consider updating all those elements missing from your home's information. Good luck! When the results of its appraisal algorithm are challenged and requests for corrections are made, Zillow states that it cannot change the estimate because it pulls in data from other sources and further states that the changes have to be made by the customer by going to the source(s) of the information. Zillow thus absolves itself from inaccurate estimations of a property's value. In addition, Zillow's lack of reliability is primarily because it cannot take into account any form of property renovations, condition of properties, upgrades to the property in the form of landscaping, roofing, kitchen improvements, etc. Therefore, two houses standing side-by-side with similar square footage and number of bedrooms are valued at the same price on Zillow, regardless of condition." Link
(Not attempting to claim Wikipedia is Facts or even correct only that this is what people see..a good number think)

IMHO the argument a good job has been done is being done by Zillow in Responding to Questions/Concerns or promoting it's value is a very weak one..

I find the position taken by a few & expressed by the Chief Economist of Zillow (Link)that you can't or shouldn't allow people to opt-out of displaying the number because it has such Value to us all
Arrogant
Condescending
Insulting
In my Top Ten of Stupid Positions to take

This is what the CEO Spencer Rascoff of Zillow posted about Removing Zestimates......allowing people to opting out

"Regarding why we don't let owners opt their home out of Zestimates: we believe that providing home valuations, as imperfect as they might sometimes be, is in the public interest.
Access to this type of information benefits the overall market, and frankly if real estate data including Zestimates had been more readily available in the 2003-2006 bubble era (which was pre-Zillow), perhaps we wouldn't be paying the price today in our overall economy. My home has undergone many upgrades that are now shown here. I plan to put my home on the market and worry that what's shown on Zestimate will dgreatly impact the asking price. Thanks for the reassurance. Zillow is missing a substancial amount of information on your home, like number of bedrooms, baths, and square footage. In addition, if you open up the MORE DETAILS, it says NO on everything. I believe if you update these items it will affect your zestimates over a period of 6 to 8 weeks. This video may help: Video

You might also consider updating the standard wording that Zillow has under your home's pictures.

All that being said, I completely agree that most people do not put that much stock in a zestimate. They tend to look more at recently sold properties that are comparable. And many people will also look at Zillow to see what the market in the area has been doing, up or down. Good luck selling your home.
