Depending on your credit etc there are conventional options from 5% down on up. If your credit is not particularly strong, FHA only requires 3.5% and will give you the lowest rate for your situation. <br/><br/>Many of the Conventional options are available with NO MI if you have 10% down. <br/><br/>Best case is you have VA eligibility. That is one of the most exciting and best products available for a home buyer out there. 0% down, NO MI, and if you have disability you may get your VA funding Fee Waived. Another beneficial aspect of a VA loan is it limits the charges lenders and other third parties can charge you. If you are buying and see your self in the loan for a long time, or buying toward the top of your income limits I highly recommend your VA. As you may be able to tell, I love VA loans.
