The price the realtor suggested? Or a price you came up with? It is very common. For people to over value their home because of an emotional attachment. Another common thing is to list with the realtor that told you the highest price if you interviewed a few. Typically the realtor that tells you the highest price is trying to buy the listing only to bring it down to the price of the other realtors later. But in any case I would talk to the realtor and discuss a couple of things. Staging is a must for home sellers and gives your home the competitive edge in today's market, some stagers offer photography included in the package it's also very cost effective and a lot cheaper than a $$$$$ price reduction. To start the staging process here area few pointers, make sure your home is immaculately clean, remove all clutter and boxes, rooms that have too much furniture are viewed as cramped so need to be emptied out a bit, take down all personal items, photos etc and make sure walls are a neutral color, make sure the home smells great and remove any evidence of pets while potential buyers are viewing. First determine if it is a buyers or sellers market. NAR suggests 5-7 months of inventory as a neutral market, less than 5 months a sellers market , and more than 7 months a buyers market. Each market will have a different answer. Communication between you and your agent is vital for getting the maximum return on your property. If your agent isn't reponsive it might be time to switch.
