The contract may result in a sale or fall out due to financing, low appraisal, problems found during inspection that homeowner won't repair or some other reason. The seller may take a "back up" contract but can't act on it unless the first contact falls through. Some homes will fall out of pending status and it's often due to either a low appraisal or the buyers inability to obtain financing prior to closing.
