They have deducted a large amount from their offer based on the fact that they will need to hire a "junk removal" company to come in and clean it out. Your Aunt will save money on the long run if the family takes care of this. You would be surprised at what others collect that you would think is no good. Gives you rAunt a little extra money gets house cleaned out and whats left over you can either leave if new owner wants or have hauled away. I work with several investors who look for exactly these opportunities. The love buying these cute old homes that need updating for cash and making them new and modern again. One of my guys is actually&nbsp; prefers when they aren't cleaned out because he likes to buy and sell antiques on the side. But typically you will get more for the house if it's cleaned out. Have the immediate family members remove any items that&nbsp;have sentimental value to them. Then call in the "junkers" (you can find them on CraigsList) who charge a nominal fee to remove the debis that is left.&nbsp;Next have the home cleaned by a maid service so it shows nice.&nbsp;<br/>It's very important that&nbsp;you list the property with a Realtor who&nbsp;has experience&nbsp;with "as is" sales and is connected with a network of investors. The Realtor&nbsp;will insert verbiage in their listing agreement something similar to this; "home is to be sold in its present "as is" condition with no warranties either expressed or implied. Seller shall not be responsible for any repairs or inspections." <br/>Your Aunt, and the family, must understand and accept the fact the home will be priced below market value (wholesale) and marketed to investors for a quick cash sale.
