We usually recommend, at minimum, a Home &amp; a Pest Inspection, but understand that in most circumstances you'll be conducting these inspections only after you get the property into contract. During your initial search your Realtor can give you access to walk through these properties and you're certainly welcome to bring with you someone to help you evaluate condition, a contractor, for example. Contrary to the comment below, there have been many times when I have succeeded in obtaining seller concessions or repairs on behalf of my clients purchasing REOs. Just be sure to have a good, experienced Realtor representing you. However foreclosed homes are often sold 'as is', so if any defects are found, the lender will probably not make repairs or lower the price (foreclosed homes are supposed to be priced to reflect condition).<br/><br/>In most states you won't be able to do 'intrusive testing'. This means removing sheet rock to look inside stud walls. And the utilities might be shut off. You would want the water, gas and electricity to be on as part of the inspection (and many lenders won't give you a loan without active utilities). <br/><br/>Personally, I think foreclosed homes should ALWAYS be inspected as the lender can't provide you with any information regarding the past history of the home and foreclosed homes are often abandoned for long periods, which can cause problems to develop.
