Any time a real estate agent acts as a principal (buying for themself), there are areas of the law that apply (state specific) and should be approached with caution. Also, a contract typically has specific language regarding the right to cancel. Usually, it cannot be cancelled without the Seller's agreement and not unless the Buyer has failed to perform their contractual obligations.
