Zillow Advice: Buying Process - Can a listing agent give "comps" to the appraiser? http://www.zillow.com/advice-thread/Can-a-listing-agent-give-comps-to-the-appraiser/466807/ Zillow Advice | Zillow Real Estate A listing agent can provide ... http://www.zillow.com/advice-thread/Can-a-listing-agent-give-comps-to-the-appraiser/466807/ A listing agent can provide local area comps to the appraiser. Here in Rhode Island, we may be small but every neighborhood and town varies greatly in price. So a local agent may want to provide comps is the appraiser is coming in from out of town and doesn't understand that being a 1/4 mile west of street A may greatly influence price. Where other parts of the country you need to be miles away to see prices vary.

Short Sales can be VERY frustrating, so I understand your frustration in working with the seller's agent, but the agent is doing everything in his power to ensure that you close on the home, at a great price, that is accepted by the bank. When it comes to a short sale; everyone is on the same team and working towards a closing!

Best of luck in your transaction and I hope you get to join the ranks of an American Home Owner! The realtor can give him comps but he probably won't use them. The realtor does usually gives comps to the bank along with the purchase contract. The bank will use both to arrive at a reasonable price. I'm sure your realtor is doing all she can to make the sale go through. Are you wanting the sale to fall through? Anyone can go to an appraisal, the appraiser will just ignore you and do his thing without you, so we normally don't bother to go when they go there to do the appraisal. Handing them comps to look at is fine, the appraiser might actually like that help. You don't sound like you know she is trying to make your offer work out.
