For example, a comp he used, he reports it to be more than 200sqft than its&nbsp;actual&nbsp;size according to county records. It has strict guide lines what the thresholds, distance,age&nbsp;variances&nbsp;he can use. It has to be arm-length-transaction, GLA must be recorded etc. &nbsp;<br/>They serve apprentice under a senior appraiser for years and are independent. Most reports come back with fairly close values often within +/- 1%.<br/><br/>They work for the bank and can NOT be influenced by the borrower. It sounds you broke the guideline. Due influence is a taboo here. he can turn you in.&nbsp;<br/><br/>Most lenders already have the approx value on the system. For refin, they&nbsp;hire another professional and can do an independent mini-appraisal. Often it is just a drive by to confirm their system value is reasonable.&nbsp;<br/><br/>Suggest you work with the lender ask for another appraisal. However, although I don't know what ways the appraiser mis-characterized your home, but county records on square footage are often wrong.
