Getting an automated loan approval at the very beginning avoids last minute surprises.&nbsp; Debt to income ratio is a known factor upfront and automated underwriting bases an approval on that and many other factors.<br/>If there is concern about a high DTI even with automated underwriting approval, ordering an appraisal is a second mistake. She then stated that it wasnt transferable. It would only work if I did it with Wells Fargo. Then she went on stating that its the new&nbsp;government&nbsp;regulation, which I have no idea if this is true or not. I just wanted to ask what is TRUE?! I'm pretty disappointed at how this agent has handle this whole process so far. The thing that boogles my mind the most is that Wells Fargo is the current company that my mortgage is under, and with the refinance I would pay a lower monthly mortgage and pay it off faster! Plenty of lenders will submit your application with nothing due up front and it is perfectly fine to wait for conditional approval before an appraisal is ordered. Printing fee seems a bit unusual but would be permissible as long as disclosed and collected properly.
