At the bottom of the screens there is a link called "About Zestimates" and if you click on this it will show you the accuracy percentage for that particular area. It is because there aren't a lot of solds in a particular area there for they have less to go on, but the more the agents update their sales prices, sold dates etc on the system the more accurate they will be. They do bring in info from county GIS sites, but the agents have the ability to over write it there for Zillow can't be responsible for the misinformation. Hope this helps. Zillow, Trulia and other sites are not always accurate and they never will be 100% accurate because they are pulling data from the true MLS and sometimes that data is not updated properly or it is not transferred properly. The best way to get accurate data is to find an honest hard working realtor to help you. There are plenty of them out there. Of all the sites on the web I would recommend Realtor.com since they are the direct source for MLS information.<br/><br/>The other issue that could be causing what you are seeing is that many properties are going through the short sale process and do go "Pending" or "Contingent" and if the offer is not accepted by the seller's lender for the short sale then they have to relist to get another offer. You may also be seing investors buying homes and flipping them or holding and leasing them out which is why you would see the multiple changes in a short period of time.<br/><br/>Just know that there isn't a major conciracy going on to manipulate home values. There are so many headaches in real estate that the last thing Realtors have time for is to try and manipulate Zillow.
