You are out showing houses the buyer want to see one and you can' t reach the agent. I do a courtesy call and if I can't reach the agent and know its vacant I show it if its on lockbox. Most agents are fine with this. I follow up with an email letting them know I showed their lisiting. Also on the REIN lock boxes when you key in your code your info will be recorded so they know who showed it.
