As said in one of the posts more than 80% of houses are sold by realtors. I think it is higher than that. Most buyers want to be represented by a realtor so you will need to pay the buyer's realtor fee. It would be in your best interest to be represented by a realtor too.
The realtor can explain what disclosures you need to provide to a buyer.
They can give you a detailed market analysis.
They can provide more internet exposure than you could as a FSBO.
Most agents working with buyers are going to look on the mls for houses for their clients and will show them houses on the mls before they show FSBO houses. Also agents talk to each other daily and talk about their listings so it is good to have an agent talking about your home.
Then there is work to negotiate the contract, then negotiate the request to remedy after inspections, then to make sure the closing statement is correct. I find errors on closing statements all the time that would have cost my clients $$$$. In my area, the price for that ranges from about $300-500 for an MLS listing.

Listing on the MLS in my area also requires that you specify the commission amount you would agree to pay an agent with an interested buyer. In my area, FBSO's offer agents a one sided commission of between 1-3%. If you just advertise on local sites, newspapers, craigslist or sites like Zillow, you do not have to offer to pay an agent commission.

It is your choice, but you need to focus on what will give your house the best exposure to buyers. Often that means adding a small commission and adding it to the price you are asking in the MLS to cover that additional cost. Local markets vary but more than 80% of all real estate is sold by real estate agents.
