Zillow Advice: Selling Process - Can the buyer's agent bring a service provider into my home during the final walk-through? http://www.zillow.com/advice-thread/Can-the-buyer%27s-agent-bring-a-service-provider-into-my-home-during-the-final-walk-through/510928/ Zillow Advice | Zillow Real Estate Ofe - We are in NY. ... http://www.zillow.com/advice-thread/Can-the-buyer%27s-agent-bring-a-service-provider-into-my-home-during-the-final-walk-through/510928/ Ofe - We are in NY. The listing agent was not present at the closing. She notified us the night before the closing that she would be out of town. She also knew that we were unable to be there.

Our home had been unoccupied for several weeks (because one of the buyers could not get a mortgage) and the buyers live in the community, so they could have accessed it prior to the closing date in order to test the system. The walk through was done in the morning and no one contacted us to let us know the HVAC company was in my home or that there were any issues. Thank you for the information. When they tested the system they supposedly found a leak. We previously had not had any issues with the system and we were not obligated to fix anything in my home prior to closing. The buyers had initially expressed concern that the system was old at the home inspection. At the closing table they presented the invoice and negotiated payment. We felt we had no option. We netted the invoice from our proceeds because this deal had been negotiated over five months ago and we wanted to move on.

Our listing agent, sadly, has not contacted us.

We did not sign an agreement for dual agency. I have ... http://www.zillow.com/advice-thread/Can-the-buyer%27s-agent-bring-a-service-provider-into-my-home-during-the-final-walk-through/510928/ You have a problem. I have to assume the inspection or due diligence period is over, if not they can do that and you can say no. If it is over you can still say no and see what they do then. We need to know more about this to answer with the best answer for you, but it sounds like your buyer is going to try and negotiate up to the closing table. What was the $2k for? Has it closed or not?

Since both agents are in the same office you have a dual agent situation, did they tell you that and have you sign something acknowledging it?
