Also, look up while on the balcony and take a good look at that ceiling. Will you need to do some serious roof/ceiling modifications now for that space to be as dry and cool as an interior space. <br/><br/>I have managed very tall beachfront building with balconies. There are usually some unexpected challenges for converting one type of space into another. Leaks and some type of water filtration is at the top.<br/><br/>It doesn't sound like you are totally sold on it anyway. Think it through and ask an architect. Good luck...
