In your case, its sounds like the second.

As the seller, you have to weight the cost of the a/c unit against how much its worth it for you. Most people, though, need a/c, especially in Kentucky and want it BEFORE the move in.

If you think you are being 'taken for a ride' refuse and risk losing that buyer - then see what happens.

Good luck.

Tue, 24 Sep 2013 04:33:00 GMT http://www.zillow.com/advice-thread/Appraisal-higher-than-the-list-price-but-inspection-a-problem/512633/ 2013-09-24T04:33:00Z It can seem that way however, ... http://www.zillow.com/advice-thread/Appraisal-higher-than-the-list-price-but-inspection-a-problem/512633/ It can seem that way however, Its not really a matter of greed it comes down to the contract itself. If they buyer has the right to walk away due to the inspection clause then sometimes it may be in the sellers interest to due what is asked. As far as if they buyer is going to use the money for what is requested it would be possible to have it fixed and make sure the money was escrowed for that on the HUD. Tue, 24 Sep 2013 04:30:00 GMT http://www.zillow.com/advice-thread/Appraisal-higher-than-the-list-price-but-inspection-a-problem/512633/ 2013-09-24T04:30:00Z There are so many questions ... http://www.zillow.com/advice-thread/Appraisal-higher-than-the-list-price-but-inspection-a-problem/512633/ There are so many questions here. First of all, if the value came in higher than the purchase price, how much higher? If you are the seller, you would typically not know that. That is the value of the home.

Condition is a different issue. In a sales and purchase contract these are separate issues. If a home is being sold as-is the Buyer has the right to cancel due to the condition of the AC unit. If there are provisions for the Seller to make repairs, they may want to do so in order to close the sale.

Unless, this is a VA purchase or FHA in which the repairs would need to be made prior to closing or the repair amount could be escrowed in order to make repairs right after closing. In those cases, the required repairs would be noted on the appraisal report.

Greed has nothing to do with it. It is just another point to negotiate within the sale. I am referring to contracts in the state in which I do business which may not be exactly the same for you.
