Only what is in writing counts. The one problem in REO is the seller could accept your offer in writing but it is not considered excepted unless all signatures and initials are complete. When we were ready to make an offer, we were told by listing agent that there are multiple offers. So, we wanted to beat every offer and quoted our offer more than the asking price. Following Day our agent verbally, confirmed that we got it and waiting for the offer acceptance from seller. Later in the day, To our surprise, got news that someone else countered it. Now Seller wants a Highest and best from both of us. Which we did without failing on the same day by increasing offer to $7000 more. The other buyer did not submit the offer until late in the evening. Next day, we heard that they won the offer. When deal was closed, the other buyer won the bid just by narrow margin. There is no limit to the number of offers you can submit on a HomePath property. If you submit an offer and it is rejected, you can submit another (though I recommend submitting a higher offer.) I have had buyers make multiple offers on HomePath properties and your current agent's advice does not seem correct. If this is a property you want, have your agent make another offer or find one who is experienced in HomePath sales to assist you. Best of luck...
