I am truly sorry that your personal experience with agents has been less than stellar. I can tell you that I am not a dual agent. I do not and will not disclose any motivation whether a represent a buyer or a seller. That would go against my entire purpose in being a REALTOR. I have integrity and I never discourage people from selling their home without representation or buying one without it. It can be done, very successfully in some markets with the right experience and a little luck. I greatly dislike being lumped in with the handful of agents that you know. And I believe there are many more good agents than bad. Second, your ability to negotiate without giving your home away. &nbsp;Often sellers, in their effort to sell their own home, give too much information to a potential buyer that can later be used against them in an offer situation. &nbsp;For instance, if you are selling your home because you have accepted a job out of state and you would prefer to move as a family, the would be buyer now knows that you are focused on moving sooner than later and can result in a lower offer. &nbsp;An agent would protect your motivations as confidential and it will not be used against you for negotiating the best market price for your home. &nbsp;Lastly, determining the true market value. &nbsp;You are correct, in many markets, it is a buyer's market. &nbsp;Which means that many buyers will choose to be represented by an agent. &nbsp;They will be viewing all of the homes that are listed by other companies as well as for sale by owner properties. &nbsp;Since a buyer does not pay to be represented when viewing homes that are listed with brokers, your home will need to be an exceptional value for them to either purchase unrepresented or for them to pay for their own representation. &nbsp;This is why many times, a buyer will ask you as the seller to pay for their representation. &nbsp;The buyer respects your decision to be self-represented, but they do not want to go it alone. &nbsp;In the interest of saving money, you may be at risk of costing yourself money by being at a disadvantage with a buyer's agent that knows how to write a contract to protect their buyer. &nbsp;There are many business models out there from full service brokers to fee brokers for adding your home to the MLS and then you can pick and choose from a menu of services based on what you need help with. &nbsp;I would recommend interviewing a few different agents and companies to see what you think of the process. &nbsp;Best of luck to you! You simply give up all of this and now bear all the burden yourself. The dangers in my opinion of which is the greatest, is simply not getting competitive offers from the multitude. This in turn will force you to drop your price on your home, when in fact you really never needed to drop in the first place.&nbsp;<br/><br/>You will always get MORE for your home with a Realtor. It's kind of common sense. The question is how much more, and of course the trade-off/opportunity costs thereof.&nbsp;<br/><br/>In the end, having a Realtor opens you up to millions of buyers in the MLX and across hundreds of sites. These could not only get your home sold quickly, but also painlessly. In other terms, sure you will be paying a commission but both agents have a vested interest in getting the highest price which works out for your benefit. This pays for itself.&nbsp;<br/><br/>The other side of the coin certainly could be, you get no exposure and sit with a home under valued via listing price. Now you think your house is worth less than when you started. Couple this with over improvements which you should never get back financially, you could be in a sinkhole. A Realtor could easily and quickly bring you that special someone that loves that oversized pool or gazebo. Something a comparable or appraisal &nbsp;alone will only bury you. Try finding this special buyer yourself. You'll be drowning your sorrows soon after.<br/><br/>In this market get a Realtor, not all markets and times call for equal actions, but even then universally, you still win with a Realtor, because once you list your home you have tens of thousands of motivated networked individuals working in your best interest (top dollar). This allows you to focus on the more important things in life than POSSIBLY saving a few bucks, or never selling the home.<br/><br/>There's no such thing as a free lunch. Meaning you want to pay to get into the system and have the system working on your behalf.&nbsp;<br/><br/>Look at the FORD assembly line, and look at the automobile; it's revolutionized the industry because it worked. This is one of the reasons a good Professional Realtor is constantly getting education. Laws and rules change and contracts do as well. You will be responsible if you are drafting the contract yourself.<br/>&nbsp;There is liability involved in the transaction as well, so it's something you really have to educate yourself about and protect yourself with a good Real Estate Attorney if you will not hire a Realtor.<br/>&nbsp;&nbsp;Some homes need aggressive marketing in order to sell even in the best of markets so I would study on that as well. First off, you get paid just to get someone to list with you! So depending on what those monies are, most are happy to just take the listing check and do nothing more. You do not get the full commission in the first place and many times, the more listings you get, the better off you are, than putting any effort into selling someones home.
