If you do not have family or friends to ask,I recommend taking a look at www.angieslist.com. This is a service that matches trades people with potential clients. What they don't realize is that some of those agents/teams have no better stats for selling than agents with fewer listings. Some agents believe that the more listings they get, the better their chances are of selling SOME of them; they think it's a numbers game. If 50% of their listings sell and they have 200 listings, great! That's 100 homes sold! Good for you only if you're one of the 100 that sold and not the 100 that didn't.&nbsp;<br/><br/>What do you want? The big teams usually have intricate 'systems'. If you like dealing with corporations, you'll like having a team take care of you. If you like a more personal touch, try talking to a few agents and see which one strikes you as someone who knows what they're talking about and is easy for you to communicate with.&nbsp;<br/><br/>What is the agent's Marketing Plan? In this day and age, you need an agent who knows how to market your property online because that's where most buyers start looking. (90%+) Will the agent advise you on how to prepare your home for showings? Once your house is Active, it needs to be ready to show. You don't get a second chance to make a first impression on the buyers who see your home in real life. <br/><br/>How will the agent communicate with you? How often? Do you feel like you can communicate well with the agent when you are talking about listing your house for sale? You and your agent need to communicate well to get the house shown and negotiate an equitable deal. <br/>Does the agent have any testimonials or references from previous clients? <br/>What happens when you Google the agent's name? Does the agent have a good website? Does the agent have a blog?<br/>&nbsp;Is the agent able to talk knowledgeably about your house and neighborhood? When they go over the statistics with you, are they telling you what you want to hear or are they being honest about the state of the market in your area?<br/>&nbsp;If you call the agent on their cell phone, how long does it take them to get back with you before they even know you? I return phone calls from unknown people within a day; client phone calls within a couple of hours max - ASAP. Same goes for emails and texts. <br/>What kind of signage will they use? Other marketing tools on site? Will they use any print marketing? Print marketing is still effective in our area; it needs to be done in conjunction with online marketing. <br/>Will they prepare an estimate so you can figure out how much you'll net? <br/>How will they market your home to other agents in their office and other agents not in their office? You need to get the word out to all agents because most qualified buyers are already working with an agent; you've got to reach those buyers.&nbsp;<br/>When you talk to the agents, what do you feel?&nbsp;<br/>P.S.
