Zillow Advice: Home Selling - Since Cambrian API scores have gone up, so has the houseing prices, will prices keep increasing? http://www.zillow.com/advice-thread/Since-Cambrian-API-scores-have-gone-up-so-has-the-houseing-prices-will-prices-keep-increasing/522197/ Zillow Advice | Zillow Real Estate Interesting question, when ... http://www.zillow.com/advice-thread/Since-Cambrian-API-scores-have-gone-up-so-has-the-houseing-prices-will-prices-keep-increasing/522197/ Interesting question, when looking to forecast house values there are many factors to consider. First are we talking about the overall national picture or are we looking at all the little micro markets? Is the population growing in your specific community? Is there an increase of in-demand jobs in your local market? Are the schools better in your town then your neighboring towns? If the answer to these questions is yes then assuming the stock market doesn't have another melt down then yes your micro market will continue to increase.

As for the national level, the most important thing to look at is unemployment, the next is what kind of quantitative easing is the FED doing and how is it impacting interest rates? Remember the spike in interest rats this year from April to June? It caused a 25% increase in the cost of home ownership which will very quickly slow demand and in turn create an excess of home pushing prices down again.

My overall opinion is that because there is no more toxic debt for investors to worry about as it relates to the mortgage world, also the stock market has recovered, employment is on the rise, and the FED seems to want to target the low to mid 4's for mortgage rates, we will continue to see a slow and steady rise to the prices of homes on the national level.

Cheers!

Cory Sat, 21 Dec 2013 18:37:00 GMT http://www.zillow.com/advice-thread/Since-Cambrian-API-scores-have-gone-up-so-has-the-houseing-prices-will-prices-keep-increasing/522197/ 2013-12-21T18:37:00Z Glad you found my answer ... http://www.zillow.com/advice-thread/Since-Cambrian-API-scores-have-gone-up-so-has-the-houseing-prices-will-prices-keep-increasing/522197/ Glad you found my answer helpful and for the vote!

Merry Christmas! Many long time residents have paid off their mortgage or have very low balance which mean they will be able to live there regardless.

I don' t think API is the major contributing factor in that neighborhood. People want a detached home and a yard. This is harder now since newer homes have small footprints.

Sam Shueh
Keller Wms Cupertino Realty Sun, 22 Dec 2013 00:11:00 GMT http://www.zillow.com/advice-thread/Since-Cambrian-API-scores-have-gone-up-so-has-the-houseing-prices-will-prices-keep-increasing/522197/ 2013-12-22T00:11:00Z Thank you Cory! http://www.zillow.com/advice-thread/Since-Cambrian-API-scores-have-gone-up-so-has-the-houseing-prices-will-prices-keep-increasing/522197/ Thank you Cory!
