Some lenders can go as low as 580 when it comes to credit. So if you are above that when it comes to credit you may have a shot. Otherwise, you may want to spend sometime working on your credit. The simplest way to fix your credit would be to pay off your credit and revolving credit balance on time. Although, since you have a large down payment there may be some flexible lending options available to you. Either way, the best thing for you to do is to speak with a knowledgeable lender to see if you can get started on financing a new home. If you need additional assistance, feel free to reach out. Perhaps take some of that money and pay off some small older credit linse. Most definelty call a reputable lender in your area. Someone you can sit down with would work best for this scenario. Hope that helps some. Best of luck! The rates and terms won't be competitive with what a conventional lender will offer someone with good credit, and the risk is high that the lender in this circumstance may be quick to foreclose if you fall behind, but you conceivably could find a loan.
A better option in my opinion is to take some of your money and some time to fix your credit. Set up a budget and stick to it. Pay off at least way down balances you are currently carrying. Only use credit for what you can pay cash for and then pay off the new balances. Do not close any accounts or pay off old collections unless a lender tells you to, this will lower your score.
Talk to a great local lender and get the specific steps you need to fix your situation. Many lenders assist clients with this. Best of luck.
