They would prefer that it doesn't lose value, but they don't make their decision based on market projections. In fact, this is probably 2/3rds of my practice.<br/><br/>Once people begin to question the market, they become a speculator - by definition, somebody who is speculating on the future value of the property. Reanna is now a speculator; "If I buy now, will it be worth more in the future, or not?"<br/><br/>My advice on investing in real estate is to look at it as a business: I am paying x, receiving y in rent, expenses and financing are z, my tax benefit/hit is, let's call it, "t" - you know exactly what I mean.<br/><br/>I urge people not to combine the two, because living in a less-than-ideal situation because of the financial benefit (for example, buying a house next door to a gas station because you figure that you can sell it to a developer in five or ten years) makes your home life an extension of work. No Realtor can predict where the market will be six months or a year down the road, so you have to ask yourself if you are personally ready to take the plunge. The Bay Area has always been famous for its competitiveness, booms, and higher prices as compared to the rest of California, and the one constant is that prices always rise in the long-run. Every Realtor will agree that the current state of the local market is crazy, with multiple offers, bidding wars, and sales over asking price being the norm. How long this will continue is anyone's guess.&nbsp;<br/><br/>You have to consider such things as size of down payment, renting versus buying, and your personal time frame when making the decision whether or not to buy.
