RFetters...I do help my clients declutter and clean up. As for repairs and such I do charge for them, as a GC I have to warranty any work I do no matter how small of a repair, and I have to pay my liability insurance(which is obnoxiously high). But I do not charge regular GC rates to my real estate clients, so they come out pretty good. I also allow my clients to pay at COE.

Also in Wed's legal newspaper down here (Miami) there was an article about the Banks that have plenty of money to lend at competitive rates and want people to come in for mortgages. It was right next to the article about a notorious "flipper" down here who is in BKR court and has now agreed to surrender all of his homes except one, his luxury car collection, wine collection (trying to get dibs on that) and his Welsh pony (yes you read that correctly); he does, however get to keep the family pet dog, a Bichon Frise.
You gotta love it here! We have MORE characters.
