I am just in a frenzy here getting in the new landscaping, the painting and now I have decided to exchange my hot tub for having tile layed in the kitchen, entry and bathrooms. don't use the hot tub anyway and it doesn't add any value to the house, so why not. That way the patio area will be nice and big as the spa takes up half of it now. Hopefully someone will buy it some day. It wasn't until his financing got to <a href="http://www.zillow.com/mortgage-glossary/Underwriting/">underwriting</a> that it was discovered he wasn't divorced yet. He even misrepresented himself to the title company by listing himself as an "unmarried man". Unfortunately, he needed a disclaimed from soon to be ex-wife so he could qualify for the <a href="http://www.zillow.com/mortgage/">loan</a> to buy our house. She wanted him to pay her student <a href="http://www.zillow.com/mortgage/">loans</a> off but if he took on that debt, he couldn't afford our house.<br/><br/>In the long run, it was probably good that it fell through (he pulled out, not us) as we really didn't want to get in the middle of divorce proceedings. But it's still disappointing when you think you see the light at the end of the tunnel. <br/><br/>Neither of our buyers had inspection contingencies either, but during that 10 day discovery period (at least it's 10 days in Arizona), the buyer can back out for any old reason and not be penalized. It's really too bad that there doesn't seem to be much protecting the sellers anymore.
