lol 50% off 1.5mil for a reasonable house with yard is still more than it is worth for a piece of desert imo:P the biggest stablizing factor is that homowners wont let the price drop below their purchase price so i would be shocked if prices fall below 2002-2003 levels without a severe economic downturn that is highly localized(WB moves to richmond;), id rather owe on a mil 5 house rather than on a 50k iou and still be without a home. forclosures are the only thing that would upset home prices more than that, and that will be relitively temporary

i think the article (unrealistically) speculates on the market dropping 10% from current levels(which have dropped there by 8% already, again acoording to the article

We saw a 25% overall drop in San Diego in the 90's. Your guy is saying we'll see a 45% in LA. Betcha it's more than that! lol

CulverCityRealtor, you should stick to Culver City. I'm in Laguna Beach and in the market and things are going down big time. One of the recent listings was priced 1,000,000 below the last purchase only 14 months ago. Prices generally have slid back to 2005 levels and in some cases 2004. Listing prices above that simply are not selling. Bank owned properties are becoming more common. There are vacant storefronts on PCH. There is a big time bubble in Laguna Beach and anyone buying now is a fool.

The prices in some areas of Southern California ...but not others. In my area, we had four sales in the last three months..one of the homes sold for over 1M. Some areas of Southern California have shown increase (Laguna Beach) for instance. It's all local and cannot be compared to other areas. People can afford to get prices now they could not get one year ago..and the interest rates are low and getting lower.
