Same issue as Callista...I was also working on undergrad and then a grad degree. Once That was done, prices here in socal were so absurd that it wasn't financially smart to go that far into debt, particularly as it was pretty clear to me that the price levels were unsustainable. So, I'm renting and saving for the time being.

" CRUSHED! We own two small homes and 10 yrs have been saving for that special Place/ . Last Dec, I was so excited this 12 ac Log home with 4 artizans wells rock cliffs next to a game reserve went up for sale by owner .I have allways wanted to live at this home since Iwas in my teens / , He was asking 135% over market value. We tuned it down and just waited a few months/In May we gave him a offer but he refused ! I waited then to are surprise he called 2 weeks ago nd told me it was going to be auction. At the auction fri about 50 people showed and only 3 people inculding myself were bidding.As soon as the bid went over market "I was bidding against one person "She took the bid over 100% market "I have never felt so depressed ! This has taught me a lesson and im so mad "I know any dumpy
can buy a house over market value .But even tho it went way over price"Who cares !

I know any other house / property will never
come near to the one

Seems that your skewed analysis of the responses exemplifies the reasons that buyers have trust issues with vilan agents.

PS: Was your question really "Now knowing about the 2000 ~ 2005 bubble, do you regret not cashing in on the "Gold Rush" (as you've called it)? Few people wouldn't have wanted to maximize their profits from the most amazing housing bubble in american history. Too bad that your "gold rush" days are officially over.

....and I ONLY regret not buying the house I looked at in 2001 because I would have sold it probably in 2004 and sat on the money; I'd be richer today. I think if I bought that house and held onto it, there is a very good chance it will be worth less in a few years.

Do you have some kind of a mental block? Read my posts again; several times until you utter the words, "Oh....he did say that".

Had I bought last year or the year before, I would already be upside down. If I bought today, I would most definetly be upside down several months from now.
